Scaling looks like the concrete is shedding its skin: thin flakes or sheets of the smooth finished surface lift and peel away, leaving rough, lighter patches behind. It often shows up first where snow sits, where salt gets tracked, and along the wheel paths on a driveway.

The finished top of a slab is a thin, cement-rich layer — it's also the most vulnerable one. Water sitting just beneath it freezes, expands, and shears that layer off. Salt makes it worse by pulling more moisture into the surface and refreezing it more often.

Water troweled into the surface, a pour finished in the rain, or concrete that dried too fast all leave a weak top layer that scales far sooner than a well-cured slab.

The Honest Verdict

Early scaling is the best time to seal — late scaling is too late

If scaling is patchy and the surface underneath is still hard and sound, sealing now is exactly the intervention the slab needs: a penetrating sealer shuts off the water supply and the scaling stops progressing. What sealing won't do is restore the smooth finish that's already gone — the exposed patches stay exposed, just protected. And if scaling covers most of the surface or the exposed layer is soft and sandy, the honest answer is resurfacing first (an overlay contractor's job, not ours), then sealing to protect the new surface. Seal before the first winter and re-assess after big freeze events. Go easy on salt — sand gives traction without the chemistry — and shovel early so slush doesn't sit and soak. Keep downspouts and drainage from discharging across the slab.

Why is the top layer of my concrete flaking off?

That's scaling — freeze-thaw damage in the thin, cement-rich top layer of the slab. Water sitting just under the finished surface freezes, expands about 9%, and shears the skin off in flakes. De-icing salt speeds it up substantially. It's the earliest visible stage of freeze-thaw damage, which also makes it the best moment to act: sealing keeps water out before the damage runs deeper.

Does sealing stop concrete scaling?

It stops it progressing, yes. A penetrating sealer fills the pores so water can't sit in the surface and freeze — which removes the mechanism causing the scaling. It won't visually restore patches that have already flaked away; those stay rough but protected. If most of the surface has scaled, resurfacing comes first, then sealing protects the new surface.

Is scaling a sign my concrete was poured badly?

Sometimes, but not always. A weak finished surface (overworked, overwatered or poorly cured concrete) scales sooner, and some slabs scale within a few winters of the pour. But even a well-poured, well-cured slab will eventually scale in a heavy freeze-thaw climate like the Okanagan if it's left unsealed and salted every winter. Either way, the response is the same: shut the water out.
