Yes — it's how most of our commercial work runs. We schedule early mornings, evenings, weekends and overnights, and we seal in sections so you never lose all your parking or shut a tenant down at once. For retail and restaurants, we plan around your busiest hours. Tell us your constraints during the site assessment and we'll build the schedule around them.
How much will the project disrupt our operation?
Less than most people expect. Sealing in stages keeps part of the lot or floor open throughout, and the products we use return to foot traffic quickly with vehicle traffic shortly after. We map out a staging plan up front so you know exactly which areas are offline and when. The goal is zero lost business days.
Are you insured and WorkSafeBC-covered? Can you provide documentation?
Yes. We carry commercial general liability insurance and our crews are WorkSafeBC-covered. We provide Certificates of Insurance and WorkSafeBC clearance letters on request — standard practice for any commercial or strata work, and exactly what your council or owner will want on file before approving the contract.
How often does commercial concrete need to be re-sealed?
It depends on traffic, exposure and the surface — a customer sidewalk and a loading dock are on very different cycles. Rather than guess, we assess each surface and set a re-seal schedule you can forecast against your fiscal year and depreciation report. For strata and multi-site clients, we run scheduled maintenance programs so every property stays on cycle instead of waiting for visible failure.
How do you price large commercial and strata jobs?
By total scope, not a flat rate. Pricing reflects total square footage, surface condition and site access — and larger areas earn better unit pricing, with further volume consideration when we manage several sites under one program. We don't publish per-foot numbers because no two properties are the same. You get a written quote off the site assessment, with no surprises later. Submit an RFP or spec sheet and we'll respond to it directly.
Do you seal different surface types differently?
Yes — that's the whole point of doing it right. A parkade traffic deck, an industrial warehouse floor, a restaurant patio and a retail sidewalk each take different wear and call for a system matched to it. We don't stretch one residential sealer across everything. During the assessment we identify each surface and spec the appropriate product for how hard it actually gets used.
Do you sealcoat asphalt parking lots, or only concrete?
We seal concrete only — concrete parking lots, aprons, loading docks, walkways and flatwork. 'Sealcoating' usually refers to the black coating applied to asphalt, which is a different material and a different contractor. If your lot is concrete (grey, with control joints), we protect it with a penetrating sealer that blocks salt, water and freeze-thaw damage. If it's asphalt, you'll want an asphalt sealcoating company instead.
