Driveway Sealing in KelownaProtect Your Investment from Okanagan Winters
Here's the deal. Your concrete driveway takes a beating every single year. We're talking 80+ freeze-thaw cycles. Water gets in, freezes, expands, and cracks form.

The Okanagan Problem
I've Seen It Happen to Hundreds of Driveways
Add road salt and the oil drips from your truck, and that driveway you paid good money for starts falling apart in just a few years.
I've pulled up driveways that were only 5 years old because nobody sealed them. Total waste.
We use a penetrating crystalline sealer that actually soaks into the concrete. Not a coating that sits on top and peels off. A permanent barrier that becomes part of your driveway.

5 Reasons
Why Your Kelowna Driveway Needs Sealing
The Okanagan is tough on concrete. Tougher than most homeowners realize until the damage shows up.

Freeze-Thaw

Water Penetration

Surface Damage
Freeze-Thaw Cycles
Kelowna gets 80+ freeze-thaw cycles every year. Water soaks in, freezes, expands by 9%. Tiny cracks become spalling, flaking, crumbling concrete.
De-Icing Salt Damage
You need salt for safety. But salt destroys unprotected concrete. The driveways closest to main roads where city trucks run? Those are always the worst.
UV Exposure
Our summers are brutal on concrete too. All that sunshine fades and degrades unsealed surfaces. Makes them look old before their time.
Oil & Fluid Stains
Every vehicle leaks eventually. Oil, transmission fluid, coolant, brake fluid. All of it soaks into unsealed concrete fast. No amount of pressure washing gets it out.
The Cost Reality
Replacing a driveway runs $8-15 per square foot. That's $4,000-$8,000+. Sealing costs a fraction and makes your driveway last 2-3x longer. Do the math.

Our Technology
Pavix CCC-100: Commercial-Grade Protection
Not all sealers are the same. Most contractors use acrylic or epoxy coatings. We don't. We use Pavix CCC-100, a commercial-grade penetrating crystalline sealer.
This isn't some residential-only product from the hardware store. Pavix CCC-100 is what they use on airport runways, highway bridges, and commercial buildings across North America.
| Benefit | What It Means |
|---|---|
| Deep Penetration | Up to 1/2" into concrete. Permanent. |
| Freeze-Thaw Resistance | Blocks water that causes winter damage |
| Chemical Resistance | Handles de-icing salts, oil, fuel |
| Natural Look | No glossy film. Concrete looks like concrete. |
| Breathable | Lets moisture vapor out. No trapped water. |
| Eco-Friendly | 100% VOC-free. Safe for kids and pets. |
| Self-Cleansing | Rain actually helps clean the surface |
Our Process
The Driveway Sealing Process
Sealing a driveway isn't complicated. But you gotta do it right or you're wasting your time and money.

Inspection
First thing I do is walk your driveway. Check for cracks, spalling, oil stains, anything that needs attention before we seal.
Deep Cleaning
The surface has to be clean. Really clean. Dirt, debris, oil, moss—all of it comes off. If there's gunk in the pores, the sealer can't get in there.
Crack Repair
Hairline cracks? Not a problem. The penetrating sealer helps stabilize them. Bigger cracks might need filling first. I'll tell you straight up.
Application
We spray Pavix CCC-100 evenly across your entire driveway. It's water-based. No harsh fumes. No chemical smell.
Dry Time
On a typical 70°F day, it dries in about an hour. You can walk on it pretty quick. Give it 24 hours before driving on it.
Final Check
Before I leave, we verify everything's covered and you're happy with it. Simple as that.
Sealer Comparison
Best Driveway Sealer: Penetrating vs. Topical
Here's why I only use penetrating sealers. For Okanagan weather? Penetrating wins. Period.
Topical Sealers
Acrylic, Epoxy, Urethane
- ✗Sit on top of the concrete
- ✗Create a visible film
- ✗Wear through with traffic
- ✗Peel, flake, and bubble over time
- ✗Trap moisture underneath
- ✗Need reapplication every 1-3 years
- ✗Get slippery when wet
Penetrating Sealers
Crystalline Technology (What We Use)
- ✓Soak into the concrete
- ✓Invisible protection
- ✓Can't wear off or peel
- ✓Let concrete breathe
- ✓Permanent protection
- ✓One application lasts 7-10+ years
- ✓Keep natural slip resistance
Our freeze-thaw cycles destroy surface coatings faster than anywhere else. I've stripped enough failed topical sealers to know. Go penetrating or don't bother.

FAQ
Frequently Asked Questions
How much does driveway sealing cost in Kelowna?
Depends on size, condition, and access. Most residential driveways fall in the $300-$800 range. I'll give you exact pricing when I see your specific driveway. Free estimate, no pressure.
How long does concrete driveway sealer last?
Penetrating sealers like Pavix CCC-100 give you 7-10+ years of protection because they become part of the concrete. Topical sealers? You're reapplying every 1-3 years. Big difference.
Can I seal my driveway myself?
You can try. But proper prep and even coverage matter. Miss a spot or apply it wrong, and you've wasted your money. The cost difference between DIY and professional is small. The risk difference isn't.
What's the best time of year for driveway sealing?
Spring and fall. Spring fixes winter damage and preps for summer. Fall protects against the freeze-thaw cycles coming. We seal from April through October when temperatures cooperate.
How long until I can drive on it?
Pavix dries in about an hour. I recommend waiting 24 hours before vehicle traffic. Gives it time to fully penetrate and cure.
Does sealing prevent all cracks?
It prevents cracks from water and freeze-thaw. Won't stop cracks from ground movement, tree roots, or structural problems. But it handles the most common type of concrete damage we see in this climate.
Will sealer change how my driveway looks?
Nope. Penetrating sealers are invisible. No glossy film. No color change. Your concrete looks like concrete. Just protected.
Do you seal asphalt driveways?
No. Concrete only. Asphalt is a different animal. Needs different products and techniques. We stick to what we know: concrete, exposed aggregate, and stamped concrete.
